But below are some of the most popular features that we see in the Wichita, KS Metro areas when we work on a bathroom remodeling project.
The Right Exhaust Fan
This may seem mundane, but it comes up frequently in remodeling discussions and we rarely see it covered by anyone else. The reason this comes up is most exhaust fans are under-sized. This leads to mold, mildew, moisture condensation on walls, ceiling damage, and so on. With a proper-size exhaust fan, it will help in prevent these.
The Proper Way to Size an Exhaust Fan
The formula we use (modified version of Broan’s calculations) is basically for every sq. ft. of bathroom you need one CFM (Cubic Feet per Minute) of air moved by the fan blower. For example, an 8’ x 10’ bathroom needs 80 CFM plus 50 CFM for a toilet and another 50 CFM for the shower for total of 180 CFM (80+50+50).
Updated Lighting & More Convent Electrical
For many of our bathroom remodeling projects, we are adding additional vanity lighting, ceiling lighting, and additional outlets in different locations. We add many exhaust fans in bathrooms in older homes.
ADA & Aging in Place
We are starting to see more baby boomer and older generations removing bathtubs and installing shower only. These can be built with an all custom tile approach or with a pre-fabricated shower kit or a combination of both.
Adding a hand held shower fixture with a diverter not only adds functionality, but will allow for ease of use. This allows you to have a separate shower fixture while shower head and be able switch to a shower handheld as you desire.
There are many manufactures such as Kohler, Price Pfister, or Delta that not only make shower faucets, but they make coordinating grab bars, towel bars, toilet paper holders, vanity faucets and so on in the same family of plumbing designing (style, shape, color, etc.).
Whirl Pool Tubs
Whirl pool tubs add functionality while being able to maintain a shower/bathtub combination. Excellent choice for someone trying to maximize functionality.
Glass Block Windows
Glass block window or frosted window in lieu of a traditional window to add privacy and design. Many options available. We have installed these in several homes in Wichita, KS area.
